The 31 000m² site is located north of Fourways Boulevard and the development is linked with an overhead retail bridge to the New Fourways Mall. The steep fall makes the site particularly challenging, as a Retail face needs to be presented to the Boulevard and the vehicle, delivery and pedestrian entrances vary in elevation by some 20m. The single European tenant is a bespoke Building and Interior fit out supplier and a new entrant to the South African market. The development and tenant installation is to EU standards and the team had to reconcile the expectation with RSA standards and methods. As the parking requirement is largely accommodated in a sub-surface structure, the main retail facade becomes the focal feature. The retail invitation is extended in that the facade is designed as a layered translucent progression to unveil the retail interior offering.
